A paradise in the Ardèche: a beautiful and spacious property on a unic location.

Our renovated farm house overlooks the medieval village of Antraigues-sur-Volane (3 min) and is located at only 15 minutes from the city of Aubenas, cultural and economic center of the region. The house may serve as a generous holiday home where you can invite your family and friends. Or for permanent residence and continue  the B&B. The lay out is also perfect for home office.

In a nutshell:

A total of 285 m2 of living area from which approx 120 m2 serve as diningroom (40 m2), tv room/fire place (40 m2) and library/office/sittingroom (40 m2);

5 bedrooms, 4 bathrooms, 4 toilets;

4 cellars including a large wine cellar;

a 15x5 meter pool, numerous terraces;

Separate garage (40 m2) for two cars + outside parking space on the premises for a dozen cars;

16,5 ha privat land, mainly chestnut trees;

No direct neighbour, the house is at the end of a dead end street;

Surrounded by nature but not at all isolated;

A medieval castle at 30 minutes hiking over a donkey trail which belongs partly to the property;

First construction dates around 1.700, expansions were done in several stages, always in the authentic style, with granite Ardèche stones.

The roof was replaced by us in 2014 (10 years warranty), is insulated and equipped with 6 Velux roof windows for natural light. We also updated bathrooms and kitchen. Windows and exterior doors we replaced by maintenance free pvc (maroon motif), double glazed windows. The septic tank we let build in 2008 according to EUR standards. All works are carried out by professionals, invoices and guarantees available for inspection. The house is ready, no conversion required.

Water is free, we consume water from private well. Excellent drinking water flowing in abundance, 7/7 in all seasons.

This source is also usefull to fill the large pool (>100.000 liters) and to water the garden. Heating: Electric heating and two woodburners that burn wood which is abundantly available around the house. Highspeed internet.

The house is located in the center of the Ardèche. The sun position is south/west and from the terraces you have a breathtaking view on the pool, the mountains and the village of Antraigues:

One can reach the village after a 15 minute walk (3 min by car) and find all the 'petites commerces' such as baker, butcher, grocer, presse, post office, pharmacie, ATM, some cafés with terraces and several restaurants. Some artists (potters, painters) run their galleries and on the typical French village square you might discover the cherub on the fountain, from which L'Angelot got its name.

The area is popular with culture adepts, tranquility seekers, nature lovers and sport enthusiasts (walking, biking, etc.). Quite a few Belgians, Dutch and English own a holidayhome in the area. Daily there is a market in one of the surounding towns or on Tuesday on Antraigues' square. Events and concerts are organised throughout the year. Moreover Antraigues has a reputation as 'Artists Village'.

Driving north you are immediately in a spectacular mountain landscape. Driving south you will cross after 10 minutes Spa town Vals-les-Bains and 5 minutes later the lively town Aubenas with its beautifully restored historic center. After Aubenas start rolling hills with vineyards and lavender, the Ardèche Provençale. The geographical position of the house is ideal: you benefit from the sunny climate but do not suffer from 'mass' tourism in high summer as in the very south of Ardèche where all the campsites are.

Around the millenium change we decided to escape the rat race from Antwerp and Amsterdam and choose for B&B life in Southern France. The quality of life we experienced was simply breathtaking. When nature, space, authenticity and a sunny climate appeal to you, our home may be the perfect choice.
